Laid out on the Radburn plan, Charnwood, ACT 2615, has a network of pathways and footbridges and a shopping centre that also serves neighbouring suburbs. Many of its houses were designed with garages at the rear. Distinct Properties looks after rental homes across the Belconnen district, Charnwood among them, with property management for owners who want leasing and upkeep handled. Distinct Properties has arranged at least 6 leases in Charnwood, 4 of them since January 2020, when its records became complete.
The suburb's name comes from the homestead Henry Hall set up in the district, which borrowed it from Charnwood Forest in England. Charnwood was gazetted in 1971, and its streets honour New South Wales pioneers. Ginninderra Drive and Tillyard Drive form two of its edges. The Charnwood shopping centre on Charnwood Place serves surrounding suburbs, the district playing fields on Lhotsky Street host athletics through the warmer months beside a set of netball courts, and a shared ambulance and fire station stands near the shops.
Charnwood was designed so houses would face shared parkland, with streets running to garages at the back. Many owners later fenced their park frontage, so a number of blocks now back onto narrow paths. For a rental house, that layout can mean two frontages to keep in order: the street and garage side, and a rear fence line facing a walkway. Checking gates and fences at the back of the block, and being clear about which entry visitors and trades should use, makes inspections and repairs smoother.
Renters are drawn by the Charnwood shopping centre, the district playing fields and netball courts, and a path network with footbridges over the busier streets.
Most of the homes we have leased in Charnwood are houses.

Charnwood questions
How does Charnwood's Radburn street layout affect a rental house?
Many Charnwood houses have a street side with the garage and a path side that was meant to be the front door. That can confuse visitors and contractors, so we note the right entry point for each home, check rear fences and gates at routine inspections, and include both frontages when we photograph and describe the property.

Owners deal with one team that knows the west Belconnen suburbs, the Charnwood and Kippax shopping centres that local renters use, and the practical quirks of the Radburn layout.
