Property management services: what's included
Our property management service covers renting out your home from start to finish: we find and check tenants, run routine inspections with photo reports, collect the rent into an audited trust account, arrange repairs within your limits and keep you informed through your PropertyMe owner portal. Distinct Properties is licensed in the ACT and NSW and provides property management in Canberra and Queanbeyan.
We are the most efficient: most of our property managers run 100 properties at most, well below the industry standard, and it produces better performance.

Choosing the right property manager
We believe there are three key considerations when deciding on the right property manager:
- Their ability to work with you and your tenants to protect your investment
- Their ability to lease your property at the right rent
- Their knowledge and experience to make informed decisions on your behalf
Our motto is “for a better property manager”. At Distinct our experience has proven that when tenants, owners and property managers work together, properties are better maintained, need less maintenance and keep a better appearance for longer.

Questions landlords ask
Can I change property managers in the middle of a lease?
Yes. Changing agents does not affect the tenant's lease, which continues on the same terms with the new agent stepping into the management role. You give notice under your current management agreement, and the outgoing agent transfers the ledger, the bond details, the condition report and the keys. The tenancy itself is untouched.
Where is my tenant's bond held?
In the ACT, your tenant's bond is held by the ACT Office of Rental Bonds, not by your agent and not in your agent's trust account. An agent must lodge it within 4 weeks of receiving it or of the tenancy starting, whichever is later; a private landlord has 2 weeks. You can ask your agent to confirm the lodgement, and you should.
How do I check that a Canberra property manager is licensed?
Every ACT agent must hold a licence or registration under the Agents Act 2003, and Access Canberra keeps the public register. Search the agency and the property manager by name before you sign. A licensed agent must also hold your rent in a trust account that is audited every year.
This is general information about ACT tenancy law and real estate agent conduct from Distinct Property Management, a licensed ACT real estate agency, not legal advice. Rules differ in NSW and other states. For a dispute, contact the ACT Civil and Administrative Tribunal (ACAT) or a Canberra tenancy advocate. More answers on our landlord FAQs page.
