Property managers in Gungahlin, ACT
We’ve leased homes in Gungahlin 108 times on record.

Gungahlin is the suburb at the heart of Canberra's northern town centre in the ACT, and the northern terminus of the light rail to Civic. Apartment buildings and townhouse complexes make up much of the rental housing near Hibberson Street, with houses and units further out. Distinct Properties manages rental homes in Gungahlin, and our property management takes in leasing, inspections, repairs and strata liaison. Distinct Properties has arranged at least 108 leases in Gungahlin, 96 of them since January 2020, when its records became complete.
Gungahlin takes its name from the Crace homestead, whose owners held the land until it was resumed for the Federal Capital Territory, and the suburb was gazetted in 1992. It contains the Town Centre for the whole district. Hibberson Street is the main street, lined with separate retail developments rather than one enclosed mall, and the Gungahlin Public Library is close by. Gungahlin Place is the light rail terminus, and the R8 rapid bus links the centre with Belconnen.
Gungahlin is densely settled, and much of its housing is in apartment buildings and townhouse complexes within walking distance of Hibberson Street, with units and detached houses further from the centre. Because the buildings are recent, owners deal less with ageing fabric and more with the realities of shared buildings: owners corporation rules, levies, lift and car park issues, and defect claims in a building's early life. Apartments close to the centre can also raise noise and parking questions, which are worth addressing openly in a listing.
Renters choose Gungahlin for the light rail to Civic, the shops, library and services of the Town Centre, and rapid buses across to Belconnen.

Gungahlin questions
What kinds of rental homes are near the Gungahlin Town Centre?
Close to Hibberson Street the rentals are mostly apartments in multi-storey buildings, along with townhouse complexes, while units and detached houses are more common a little further out. Each suits a different renter and needs a different approach, so we tailor the listing, inspection schedule and maintenance plan to the type of home rather than using one template.
How do you choose a renter for a Gungahlin apartment?
We check identity, rental history and references, confirm the applicant can comfortably meet the rent, and go through the building's rules on parking, moving in and common areas with them before anything is signed. We then send you a clear summary of the applicants we recommend, and the final choice is always yours.
Rentals in Gungahlin run under the Residential Tenancies Act 1997 (ACT). Our landlord FAQs cover bonds, notice and rent increases. This is general information about ACT tenancy law and real estate agent conduct from Distinct Property Management, a licensed ACT real estate agency, not legal advice. Rules differ in NSW and other states. For a dispute, contact the ACT Civil and Administrative Tribunal (ACAT) or a Canberra tenancy advocate.
