A pond and parkland in Crace, in the Gungahlin district

About two kilometres from the Gungahlin Town Centre, Nicholls is a suburb of Canberra, ACT, taking in Gungahlin Pond, with Percival Hill Nature Reserve to the south. Rental homes there tend to be freestanding houses. Distinct Properties manages rental homes across the Gungahlin district, including Nicholls, and handles leasing, inspections, repairs and owner reporting as your property manager. Distinct Properties has arranged at least 6 leases in Nicholls, 3 of them since January 2020, when its records became complete.

Named after Sir Douglas Nicholls, the footballer, pastor and activist who went on to serve as Governor of South Australia, Nicholls sits about thirteen kilometres from central Canberra, and its streets honour sportspeople. Gungahlin Pond splits the suburb in two. Most streets share one side with a golf course, while a small group of bird-named streets lies across the water, and no road runs directly between them. Harcourt Hill rises to the west, Percival Hill Nature Reserve borders the south, and the Gold Creek Village precinct sits off the Barton Highway on the southern edge.

Freestanding houses make up most of what is rented in Nicholls, set along streets that climb towards Harcourt Hill or run near the pond. A house asks more of an owner than an apartment does: lawns, garden beds, gutters, fences, heating and hot water all need regular attention, and a rental generally presents better when those are in good order before it is listed. Bigger homes can also take longer to clean and repair between tenancies, so booking trades early keeps the changeover orderly.

The walking paths around Gungahlin Pond, the bushland of Percival Hill and bus routes 24 to 27, which link the suburb with the Gungahlin Town Centre and its light rail to Civic, are what bring renters to Nicholls.

Most of the homes we have leased in Nicholls are houses.

Nicholls questions

Is there a difference between homes on either side of Gungahlin Pond in Nicholls?

Mainly in access. Most Nicholls streets sit on the golf course side of Gungahlin Pond, while a smaller group of bird-named streets lies on the far side, and no road links the two directly. Trips to shops or bus stops can differ as a result, so we describe the route plainly in the listing and let applicants see it for themselves at the inspection.

What should I plan for when leasing a larger house in Nicholls?

Plan for the outdoor areas as much as the inside. Lawns, garden beds, gutters and fences on a bigger block need regular care, and heating and cooling have more floor area to cover. We agree with you who looks after the garden, record the home's condition in a detailed ingoing report with photos, and line up any repairs before the house is advertised.

Rentals in Nicholls run under the Residential Tenancies Act 1997 (ACT). Our landlord FAQs cover bonds, notice and rent increases. This is general information about ACT tenancy law and real estate agent conduct from Distinct Property Management, a licensed ACT real estate agency, not legal advice. Rules differ in NSW and other states. For a dispute, contact the ACT Civil and Administrative Tribunal (ACAT) or a Canberra tenancy advocate.
