Property managers in Taylor, ACT
We’ve leased homes in Taylor 51 times on record.

Taylor, in north Gungahlin, is one of the newer suburbs of Canberra, ACT, with development under way since 2017 and the Gungahlin Town Centre about four kilometres away. Its rental homes are largely modern units, with some apartments and houses. Distinct Properties manages rental homes in Taylor, with property management covering leasing, routine inspections, maintenance and clear reporting to owners. Distinct Properties has arranged at least 51 leases in Taylor, all of them since January 2020, when its records became complete.
Taylor honours Florence Mary Taylor, a magazine publisher who edited and wrote for Australian building industry journals, among them Building magazine. The suburb lies in north Gungahlin with Horse Park Drive along its southern boundary, neighbouring Moncrieff, Casey and Jacka, and One Tree Hill stands to the north-west on the New South Wales border. Open space comes from Lachlan Kennedy Memorial Park and the Taylor District Playing Fields, and central Canberra is roughly sixteen kilometres to the south.
Much of Taylor's rental stock is compact: units and apartments, with a smaller number of freestanding houses. Because building began only recently, most homes have modern fittings and fewer age-related repairs than older suburbs. New homes still need care. Builder handover documents, appliance warranties and any defects lists are worth keeping together in one place, and units in a shared complex come with owners corporation rules about parking, bins and common areas that a tenant needs to know from the first day.
Renters choose Taylor for newer homes close to parkland and playing fields, with bus routes 25 and 26 serving the suburb and the light rail to Civic leaving from the Gungahlin Town Centre.
Most of the homes we have leased in Taylor are units.

Taylor questions
What paperwork should a Taylor unit owner gather before the first lease?
Collect the appliance manuals, warranties, builder handover pack and the owners corporation rules before the first tenancy. We also check that every key, fob and remote is accounted for and record the near-new condition in detail with photos. If a building defect appears later, that record helps show it was not caused during the tenancy when the matter is raised with the builder.
How do renters in Taylor get to the Gungahlin Town Centre and the City?
Bus routes 25 and 26 serve Taylor, and the Gungahlin Town Centre is about four kilometres away. From the interchange at Gungahlin Place, light rail runs direct to Civic, roughly sixteen kilometres from the suburb. Horse Park Drive runs along the southern edge for drivers, and we set out all of these links when describing the location to applicants.
Rentals in Taylor run under the Residential Tenancies Act 1997 (ACT). Our landlord FAQs cover bonds, notice and rent increases. This is general information about ACT tenancy law and real estate agent conduct from Distinct Property Management, a licensed ACT real estate agency, not legal advice. Rules differ in NSW and other states. For a dispute, contact the ACT Civil and Administrative Tribunal (ACAT) or a Canberra tenancy advocate.
