Property managers in Forrest, ACT

We’ve leased homes in Forrest 6 times on record.

Forrest keeps the circular and geometric street pattern of Canberra's original plan, and this inner south suburb of the ACT includes part of the Manuka shopping centre. Its rentals include apartments as well as large houses. Forrest is part of the Canberra Central district, where Distinct Properties manages rental homes, and our property management adapts to apartments and heritage-era houses. Distinct Properties has arranged at least 6 leases in Forrest, 5 of them since January 2020, when its records became complete.

Forrest was created from the earlier suburb of Blandfordia, named after the Christmas bell, and gazetted in 1928 in honour of Sir John Forrest, explorer, federationist and one-time head of the government of Western Australia. Its streets, named after explorers and governors, follow the circles and radiating lines of Walter Burley Griffin's plan, with Melbourne and Hobart avenues fanning out from Capital Hill. Part of the Manuka shopping centre lies inside the suburb, as does St Andrew's Church, a large and ornate Inter-War Gothic building.

Much of Forrest is heritage listed, including Garden City precincts from the suburb's first years, where detached houses sit on large blocks. Flats and apartments still make up a large share of its homes, and for their owners the owners corporation sets the framework for levies, repairs and building rules. A heritage-era house, on the other hand, can call for trades who understand older construction and some checking before exterior work, so maintenance in Forrest rewards forward planning.

Manuka's shops on the suburb's edge, the Garden City streetscapes and the short trip to Capital Hill are what renters notice about Forrest.

Most of the homes we have leased in Forrest are apartments.

Forrest questions

Does heritage listing in Forrest affect how a rental home is maintained?

It can. Much of Forrest sits within heritage precincts, so work on exteriors, fences or street-facing gardens may need to respect the listed character. We check before arranging that kind of job, use trades familiar with older homes, and keep you informed, so routine maintenance does not become an unexpected approval problem.

What sort of homes can be rented out in Forrest?

Forrest has detached houses on generous blocks, many within Garden City precincts, and in the 2021 census flats and apartments made up close to half of its dwellings. Both can be leased and managed well, but they need different care: houses call for garden and structural upkeep, apartments for owners corporation liaison. We tailor the advertising, inspections and maintenance plan to whichever you own.

Rentals in Forrest run under the Residential Tenancies Act 1997 (ACT). Our landlord FAQs cover bonds, notice and rent increases. This is general information about ACT tenancy law and real estate agent conduct from Distinct Property Management, a licensed ACT real estate agency, not legal advice. Rules differ in NSW and other states. For a dispute, contact the ACT Civil and Administrative Tribunal (ACAT) or a Canberra tenancy advocate.
