Distinct Properties has arranged at least 8 leases in Waramanga, all of them since January 2020, when its records became complete.

Waramanga commemorates the Warumungu people of the Tennant Creek district in the Northern Territory, and its street names come from Aboriginal cultural groups. Gazetted in 1968, the suburb has its own shopping centre where Damala Street meets Waramanga Place, sports fields along its western edge and a strip of parkland running through the suburb. Mount Taylor Nature Reserve lies to the south-east, with walking tracks across its grassy slopes and views over the Woden and Tuggeranong valleys.

Freestanding houses make up most of Waramanga's housing, with townhouses and semi-detached homes filling out the rest, and Distinct Properties has leased both kinds here. Original houses from the suburb's first years often have kitchens, bathrooms, windows or heating that are ready for attention. A tidy garden and clear gutters help a house present well in photos and at inspections, while townhouse owners have less ground to maintain but carry shared costs set by their owners corporation.

The local shops on Damala Street, buses on route 63 to the Woden Interchange and on routes 70 and 71 to Tuggeranong, and the tracks on Mount Taylor all count in Waramanga's favour with renters.

Most of the homes we have leased in Waramanga are houses.

Waramanga questions

What kinds of homes are rented out in Waramanga?

Mostly freestanding houses, along with some townhouses and semi-detached homes, and Distinct Properties has leased both. A house usually comes with a garden, fences and a garage or carport to keep in order, while a townhouse trades some outdoor space for lighter upkeep. Before your home is listed, we explain how we would present and advertise that particular type of property.

Does living beside Mount Taylor change the upkeep of a Waramanga home?

It can. Homes near the edge of the reserve may gather more leaf litter and windblown debris, so gutters, downpipes and paths can need clearing more often. Gardens that back onto bushland also benefit from regular weeding and pruning. At each routine inspection we photograph the outside of the home as well as the inside, and we suggest seasonal jobs before they become repairs.

Rentals in Waramanga run under the Residential Tenancies Act 1997 (ACT). Our landlord FAQs cover bonds, notice and rent increases. This is general information about ACT tenancy law and real estate agent conduct from Distinct Property Management, a licensed ACT real estate agency, not legal advice. Rules differ in NSW and other states. For a dispute, contact the ACT Civil and Administrative Tribunal (ACAT) or a Canberra tenancy advocate.
