Property managers in City, ACT
Commonly called Civic, City is the central business district of Canberra, ACT, and the meeting point of the light rail and the rapid bus network. Its homes are almost entirely apartments. In the City, Distinct Properties manages rental homes, giving apartment owners a property manager who deals with tenants and the building alike.
The City was established as Canberra's commercial centre in 1927, and its division name was gazetted in 1928. The Sydney and Melbourne buildings flanking Northbourne Avenue are among its earliest landmarks, and the Canberra Centre is the main shopping precinct. Garema Place and City Walk are open to pedestrians, Glebe Park offers shade beneath old elms and oaks, and Civic Square gathers the ACT Legislative Assembly, the Canberra Theatre and the Canberra Museum and Gallery.
Homes in the City are nearly all apartments, often in larger buildings with lifts, basement parking and shared facilities. For an owner, the building matters almost as much as the apartment: owners corporation rules, levies, maintenance programs and access arrangements all affect how a tenancy runs. Street noise, deliveries and moving-day lift bookings are practical points to raise with applicants, and a tidy register of keys, fobs and remotes saves trouble at every handover.
Offices, the Canberra Centre and the theatres are a short walk for City renters, and City Interchange and the Alinga Street light rail connect them with most of Canberra.
Most of the homes we have leased in City are apartments.

City questions
What does Distinct Properties handle for an apartment in a large City building?
Beyond leasing and inspections, we deal with the parts of apartment life that sit with the building: booking lifts for moves, passing on owners corporation rules, reporting common property faults and keeping a register of keys, fobs and remotes. Inside the apartment, we arrange repairs with licensed trades and send you the invoices and photos.
Is a car space essential for a City apartment?
A car space is useful, but in Civic it is not the only way to get around. City Interchange, where most rapid routes meet, and the Alinga Street light rail are both central, and coach services to Sydney leave from the Jolimont Centre. If an apartment has no car space, we say so plainly and lead with the walk to transport, shops and offices instead.
Rentals in City run under the Residential Tenancies Act 1997 (ACT). Our landlord FAQs cover bonds, notice and rent increases. This is general information about ACT tenancy law and real estate agent conduct from Distinct Property Management, a licensed ACT real estate agency, not legal advice. Rules differ in NSW and other states. For a dispute, contact the ACT Civil and Administrative Tribunal (ACAT) or a Canberra tenancy advocate.
