Set between Turner, Lyneham and the bushland of O'Connor Ridge, O'Connor in the ACT is a leafy part of Canberra's inner north. Most of its rental homes are detached houses, with some apartments and townhouses east of Sullivans Creek. Distinct Properties manages rental homes in O'Connor; our property management takes in leasing, inspections, repairs and owner reports. Distinct Properties has arranged at least 46 leases in O'Connor, 41 of them since January 2020, when its records became complete.
Named after Richard Edward O'Connor, a High Court judge and one of the framers of the Constitution, O'Connor was gazetted in 1928. Its streets recall explorers, legislators, pioneers and native plants. O'Connor Ridge Nature Reserve, part of Canberra Nature Park, rises behind the houses with walking tracks and a section of the Centenary Trail. A small shopping centre covers daily needs, the district playing fields host weekend soccer, rugby and cricket, and buses on routes 50 and 51 run through to the Australian National University and the city.
Detached houses on tree-lined streets make up most of the suburb. In a group of central cul-de-sacs stand the Tocumwal Houses, former government homes brought from an air force base after the Second World War and now heritage listed. East of Sullivans Creek, two and three-storey flats have replaced some of the original houses. Owners of older houses can expect garden, roof and heating upkeep, and heritage listing can affect which changes are possible, so larger works need planning well ahead.
O'Connor appeals to renters who want bush walks on the ridge, a local shopping centre, and an easy bus or bike trip to the Australian National University and the city.
Most of the homes we have leased in O'Connor are houses.

O'Connor questions
Can a heritage-listed Tocumwal House in O'Connor be leased?
Yes, these are homes like any other and can be leased. The difference shows when work is needed: heritage listing can limit changes to the fabric of the house, so we check what applies before arranging anything beyond routine repairs, and we explain the options and likely costs to you before any decision is made.
What helps an O'Connor house lease smoothly?
On these leafy streets, a tidy garden matters, along with good heating for Canberra winters and clear photos of the outdoor space. Before a home is advertised we walk through it with you, suggest any small fixes worth doing, and write a listing that mentions the ridge, the shops and the bus links into the city.
Rentals in O'Connor run under the Residential Tenancies Act 1997 (ACT). Our landlord FAQs cover bonds, notice and rent increases. This is general information about ACT tenancy law and real estate agent conduct from Distinct Property Management, a licensed ACT real estate agency, not legal advice. Rules differ in NSW and other states. For a dispute, contact the ACT Civil and Administrative Tribunal (ACAT) or a Canberra tenancy advocate.
