An aerial view over the Tuggeranong district

Kambah spreads across a large stretch of the north of the ACT's Tuggeranong district, with Mount Taylor to the north and the Murrumbidgee River to the west. Most homes are detached houses, with shops at Kambah Village and the R4 rapid bus. Distinct Properties manages rental homes in Kambah, mainly houses and some townhouses, as part of full property management. Distinct Properties has arranged at least 43 leases in Kambah, 38 of them since January 2020, when its records became complete.

Kambah was the first suburb of Tuggeranong. Its name was gazetted in 1973, the first residents arrived the following year, and it is named after the Kambah Homestead. Most streets honour interstate pioneers, except in the Gleneagles estate, where they recall golfers and golf courses. Mount Taylor Nature Reserve lies on the north-eastern edge and the Urambi Hills on the southern edge, while Kambah Pool and Red Rocks Gorge lie along the Murrumbidgee to the west. Kambah Village is the group centre in the north, and the R4 rapid plus routes 70 and 71 serve the suburb.

Most Kambah dwellings are separate houses, with townhouses and semi-detached homes making up most of the remainder, and the census shows homes with three or four bedrooms are the norm. Unlike many Canberra suburbs, Kambah was not laid out on the neighbourhood plan, and much of it is single-storey housing from the seventies onwards. For owners, an older single-level house is often easy for tenants to live in but can need roof, gutter, heating and hot water work as it ages. We plan those items over time rather than all at once.

Renters are drawn by the R4 rapid service to Woden and the City, the shops at Kambah Village, and walking tracks on Mount Taylor and the Urambi Hills.

Most of the homes we have leased in Kambah are houses.

Kambah questions

What should I budget for with an older single-storey house in Kambah?

Expect the outside to need steady attention: gutters, roof, fences, trees and lawns. Inside, heating and hot water systems wear out over time, and original kitchens and bathrooms may need updating. We record the age and condition of each item at inspections so you can spread the cost over several years rather than face several jobs at once.

Kambah is a big suburb. Does it matter which part my rental is in?

It changes what applicants ask about. Homes in the north are closer to the Kambah Village group centre, while streets near Mount Taylor or the Urambi Hills put bushland walks within reach. We describe the location accurately in the listing, naming the nearest shops, bus stop and reserve, so applicants know what daily life there would look like.

Rentals in Kambah run under the Residential Tenancies Act 1997 (ACT). Our landlord FAQs cover bonds, notice and rent increases. This is general information about ACT tenancy law and real estate agent conduct from Distinct Property Management, a licensed ACT real estate agency, not legal advice. Rules differ in NSW and other states. For a dispute, contact the ACT Civil and Administrative Tribunal (ACAT) or a Canberra tenancy advocate.
