An aerial view over the Tuggeranong district

Between Erindale Drive and Isabella Drive in the ACT's Tuggeranong district, Monash is mostly detached houses on suburban blocks, with its own small shops, Isabella Pond and the R5 rapid bus. The Erindale Centre is close by in Wanniassa. Distinct Properties manages rental homes across the Tuggeranong district, including Monash, and provides complete property management for owners. Distinct Properties has arranged at least 6 leases in Monash, all of them since January 2020, when its records became complete.

Engineers lend their names to the streets of Monash, a suburb gazetted in 1975 and first settled three years later. It honours General Sir John Monash, who commanded Australian troops in France during the First World War. Erindale, Drakeford, Isabella and Ashley Drives mark its edges. Part of Tuggeranong Creek runs through the suburb, and Isabella Pond is here too. The local shops sit where Barraclough Crescent meets Cockcroft Avenue, the larger Erindale Centre is in neighbouring Wanniassa, and the R5 rapid plus routes 73 and 77 serve Monash.

The census records most Monash dwellings as separate houses, with a smaller share of townhouses and semi-detached homes, and three and four-bedroom homes as the norm. A house from the suburb's first decades can still have original fittings that tenants notice, and a duplex or semi-detached home may share a wall, driveway or fence with a neighbour. Understanding that shared boundary before a tenancy starts keeps maintenance responsibilities clear and stops repairs being held up while owners work out who pays.

Renters choose Monash for the R5 rapid service, the Erindale Centre next door and the paths around Isabella Pond and Tuggeranong Creek.

Most of the homes we have leased in Monash are houses.

Monash questions

I own a duplex in Monash. What is different about leasing it?

Mostly the shared parts. A duplex can share a wall, driveway, fence or services with the home next door, so we confirm who maintains what before a tenant moves in. If a repair involves the shared structure, we coordinate with the neighbouring owner or their manager and keep both you and the tenant informed while the job is arranged.

What happens at a routine inspection of my Monash home?

We arrange a time with the tenant in advance, then walk through every room and around the outside of the home. We look for maintenance needs, wear, leaks, damp and anything the tenant has raised, and take photos as we go. You receive a written report with recommended actions, and we follow up on anything you approve.

Rentals in Monash run under the Residential Tenancies Act 1997 (ACT). Our landlord FAQs cover bonds, notice and rent increases. This is general information about ACT tenancy law and real estate agent conduct from Distinct Property Management, a licensed ACT real estate agency, not legal advice. Rules differ in NSW and other states. For a dispute, contact the ACT Civil and Administrative Tribunal (ACAT) or a Canberra tenancy advocate.
