An aerial view over the Tuggeranong district

Bonython wraps around Mount Stranger in Canberra's Tuggeranong district, ACT, one to two kilometres from the Tuggeranong Town Centre, and was gazetted in 1986. Renting there can mean a house, a townhouse or an apartment. Distinct Properties manages rental homes across the Tuggeranong district, including Bonython, and offers property management suited to each kind of home. Distinct Properties has arranged at least 7 leases in Bonython, 3 of them since January 2020, when its records became complete.

Bonython was gazetted in 1986 and honours Sir John Langdon Bonython, owner of The Advertiser in Adelaide and a champion of Federation, so its streets recall prominent South Australians. The suburb curves around the north and east of Mount Stranger, with Lower Stranger Pond at its northern end, where bushland walks link with the Canberra equestrian trail. Its neighbours are Greenway, Isabella Plains and Gordon, and a nature reserve runs along the Murrumbidgee River on its western side.

Bonython has a genuine mix of housing. Separate houses make up most homes, but townhouses, semi-detached homes and apartments account for a large share, and West Bonython, between Stranger Pond and Athllon Drive, added apartments, units, courtyard homes and houses in the final land release. House building began soon after gazettal, so owners in the older streets should plan for ageing systems and finishes, while apartment and townhouse owners work within owners corporations on shared repairs and common areas.

Renters value being able to walk or take a short bus ride to jobs and shops at the Tuggeranong Town Centre, the trails around Lower Stranger Pond, and bus routes 78 and 81.

Most of the homes we have leased in Bonython are houses.

Bonython questions

Why does Bonython have apartments and courtyard homes as well as houses?

Bonython grew in stages. The early streets were mostly separate houses, and the final release, West Bonython, added apartments, units, courtyard homes and houses between Stranger Pond and Athllon Drive. That gives owners a wide spread of rental types in one suburb, and each needs a slightly different plan for maintenance, inspections and strata arrangements.

How does living near the Tuggeranong Town Centre help a Bonython rental?

It puts work and shopping within easy reach. The town centre is one to two kilometres away and holds federal agencies including the Department of Social Services and Services Australia, plus the South.Point Tuggeranong shopping centre. Bus routes 78 and 81 serve the suburb. We feature this in listings, because applicants who can walk to work often rate it highly.

Rentals in Bonython run under the Residential Tenancies Act 1997 (ACT). Our landlord FAQs cover bonds, notice and rent increases. This is general information about ACT tenancy law and real estate agent conduct from Distinct Property Management, a licensed ACT real estate agency, not legal advice. Rules differ in NSW and other states. For a dispute, contact the ACT Civil and Administrative Tribunal (ACAT) or a Canberra tenancy advocate.
