An aerial view over the Tuggeranong district

Gazetted in 1975, Calwell is an established Tuggeranong suburb in southern Canberra, ACT, lying between Tuggeranong Hill and the Tuggeranong Homestead, close to the Monaro Highway. Its rental homes are mostly houses. Distinct Properties manages rental homes in Calwell, and our property management covers leasing, inspections, maintenance and regular reporting to owners. Distinct Properties has arranged at least 11 leases in Calwell, 9 of them since January 2020, when its records became complete.

Calwell takes its name from the Labor politician Arthur Calwell, and its streets are named after Victorian politicians. The suburb name was gazetted in 1975. Tuggeranong Hill forms its southern edge, its woodland reserve offering a steep summit track with views across the Tuggeranong Valley, and the historic Tuggeranong Homestead lies to the north. The Calwell group centre on Webber Crescent serves Calwell along with Theodore, Richardson and Isabella Plains, and the Monaro Highway gives a direct route to the city.

Houses are the mainstay of Calwell's rentals, with only the odd apartment. The suburb's schools opened from the late eighties and its group centre arrived in the early nineties, so many houses have three decades or more behind them. Owners should expect to replace hot water systems, heaters and ovens at some point, keep roofs and gutters sound, and refresh paint and flooring between tenancies. Yards and fences need regular care, and we agree garden responsibilities in writing before each lease begins.

The R5 rapid bus to Woden, the City and Belconnen, the shops and services at the Calwell group centre, and walks on Tuggeranong Hill bring renters to Calwell.

Most of the homes we have leased in Calwell are houses.

Calwell questions

What does the R5 rapid bus mean for a Calwell rental?

It gives the suburb a direct public transport link. The R5 runs between Lanyon and Belconnen by way of Erindale, Woden and the City, and it serves Calwell, with local routes 76 and 79 and the weekday peak route 182 adding more options. We point this out in every Calwell listing, because a rapid service widens the range of people able to consider the home.

Which repairs come up most in established Calwell houses?

Hot water systems, heating, ovens and roofing are the usual big items over the life of an established house, and gutters, fences and gardens need steady care. We record condition at each routine inspection, flag items before they fail where we can, and suggest larger jobs between tenancies so the home stays in good shape for the next household.

Rentals in Calwell run under the Residential Tenancies Act 1997 (ACT). Our landlord FAQs cover bonds, notice and rent increases. This is general information about ACT tenancy law and real estate agent conduct from Distinct Property Management, a licensed ACT real estate agency, not legal advice. Rules differ in NSW and other states. For a dispute, contact the ACT Civil and Administrative Tribunal (ACAT) or a Canberra tenancy advocate.
